How the Rebate Works:

Craven Real Estate offers our Buyer Clients Cash Back at closing. We actually pay you to allow us to represent you as your Buyers Agent. This service is absolutely Free to the Buyer.

The way it works is we pay you 20% of the commission that we earn at closing.  The commission is paid by the Seller. The Buyer never pays a commission.  It is that simple!

For an example on a $200,000 home the rebate would be $1,000 - $1,200.  You could use this rebate to:

  • Buy a new refrigerator
  • Buy new furniture
  • Take a vacation
  • Help with moving costs
  • You get the idea! 

The Cash Back Rebate is available on all homes listed for sale - even if it is listed with another real estate company.  It applies to new and existing homes and condos.

We not only offer Buyer Rebates but we offer our Buyers complete representation services working as a Buyers Agency. That is.... we have a duty to the Buyer to represent the Buyer's best interest when buying a home.  That includes negotiating the lowest price possible and structuring the transacton to the Buyer's advantage.

* Cash Rebate Program Terms and Condtions

  • The Cash Back Rebate is available only to buyers who close escrow/proceed to final settlement with Craven Real Estate acting as their sole and exclusive buyer’s agent in the purchase of real estate.
  • The Exclusive Right To Represent Buyer Agreement (NC Form 201) and the Cash Back Program Terms and Conditions must be completed, signed, and returned before any rebate will be issued.
  • The 20% cash back rebate is conditional on selling broker receiving a minimum of 2.5% commission on the purchase of a home.  No cash back rebates are offered on home purchases offering less than 2.5% commission.
  • In the event that a referral fee or commission must be paid on the sale of a property reducing the amount of commission received, the rebate would be reduced by the amount of the referral fee or commission.
  • No rebate is offered on the purchase of homes under $100,000.
  • In the event that a bonus or additional incentive is offered to the selling broker from the seller or listing broker, the buyer is not entitled to a cash back rebate on the bonus or other additional incentive monies.
  • The Cash Back Rebate is only available on homes purchased in the State of North Carolina.
  • The Cash Back Rebate must be fully disclosed to the buyer’s lender(s) and can not be given if it is otherwise prohibited by the buyer(s) lenders.  It is the buyer’s responsibility to verify that your lender(s) will allow you to receive a rebate.
  • The Cash Back Rebate will be paid only to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement and cannot be disbursed to a third party.
  • There may be tax consequences with the rebate. If you need legal or tax advice, you should consult with the appropriate professional.
  • The Cash Back Rebate Program is subject to conditions, limitations, exclusions, modifications, and/or discontinuation without notice.
